Our Projects
In January 2016 a private client approached us to ask for support in the refurbishment of a 5-storey building. Our team initially supported the client with the scoping out of the works, revealing a large, complex project, with elements of design, structural work, and architectural innovations required. The refurbishment involved remodelling the external façade to update it in line with our client’s vision, as well as significant internal work. This included the design and installation of new office floors and WCs, a new entrance and reception area, as well as a new staircase and lift.
We also carried out structural works as well such as architectural metalwork, as well as installing new services throughout. Alongside these features and facilities, our team also supported the implementation of a new extension, and a new cycle store to support the client’s aim to encourage greener transport options.
Being a central London property, one of the main challenges during this refurbishment was the building’s busy location next to a main road. This resulted in several logistical challenges for deliveries and the workforce. Additionally, due to the bespoke nature of the work, we also experience a long lead time on some plant and materials on a fairly short duration project.
Having worked on many London property projects over the years, our team is fortunately well experienced in managing the challenging delivery logistics presented by London streets. To overcome the challenges with our Kings Cross Road project, we implemented careful project and programme planning from the start, and ensured continuous liaison with TFL and local authorities. To address the challenges of long lead times, we worked proactively to ensure early design sign-off which meant we could submit orders well before material were required and be confident they would be available at the right stage of the project.
