Our Projects
In April 2015 we worked with clients Derwent London and MAKE Architects to support them with a Category A and Category B Office Fit Out. This meant both preparing the space for design elements to be added, as well as developing and installing some of these design elements. This exciting project saw the conversion of an existing car park space into a commercial office space, creating new premises with a very different purpose, while utilising the existing structure. It required a lot of innovation and imagination from all involved to see how a car park could become something completely different.
The project began with our team stripping out the existing finishes and demolishing the existing concrete slab. Grit blasting was then completed throughout, and we installed brand new drainage and tanking for the property. Once the initial building blocks were in place, we began with the more intricate elements, which included installing new services such as underfloor heating and cooling, the addition of a new WC Block including waste tanks and pumps. Other facilities such as new kitchens were then installed.
Some of the bespoke features involved in this project included new polished concrete slab, bespoke entrance doors, and large bespoke external sliding glazed doors were installed. These features absolutely transformed the space, while also adding to the overall style and feel of the office. Internally our team also supported with developing the meeting rooms, and installing a new DDA Platform lift, building new steel windows, and managing the installation of new architectural metalwork. Externally, we built a new steel and ETFE roof to cover the old exposed car entrance ramp, helped in the formation of a winter garden, and added pavement lights to the courtyard above to increase natural light. This was a true transformation inside and out, and was one of the most diverse and innovative projects we’ve had the pleasure to be involved with.
Being such an extensive project, there were several challenges on this scheme, but the biggest was achieving the desired floor to ceiling height. There were many existing services installations serving the fully occupied building above which had to remain in place. The traditional design for the drainage, sub floor, structural slab, screed and floor finishes build up were squeezing the height available, forcing us to explore new ways of addressing these issues.
Working closely with the Client Team and key members of our supply chain (Eastwest Connect and Steyson Granolithic Contractors), we collectively developed an innovative design solution that not only helped to reduce the floor build up alleviating the height restrictions, but also saved time and money. The floor build up and finish was changed to a polished concrete floor. The innovation of designing the heating and cooling into the concrete was a highly unusual but very effective solution.
Did you know? ETFE (Ethylene Tetrafluoroethylene) is an industrial-strength construction plastic used for exterior cladding since the 1980s. ETFE is strong and lightweight. It is often applied in layers that are welded together around the edges and held by a metal framework.
