The Works

In 2019 we were thrilled to support our client Morgan Capital Partners in the refurbishment of a beautiful 5-storey building as part of their office redevelopment project. Though the building itself had a solid structure, a significant amount of work was required in order to achieve the client’s vision.

Following the consultation with Morgan Capital Partners we commenced work on the upgrades which included a completely remodelled external façade, the development of several new office floors and WCs, a brand-new entrance and reception area, a new Level 5 mansard and roof installations. Alongside the structural upgrades to the building, we also supported the installation of new services throughout. The project was completed with high-end finishes across all elements of the remodel, adding to the sense of luxury and quality desired by the client.

The Challenge

Being located on the corner of two busy streets presented several logistical challenges when working at the property such as ensuring smooth access for materials/workforce to get in and out of the building. In addition, the works were carried out in a live building, including on the occupied floors, risking potential disruption to the workforce and ultimately the business. Due to the nature of the property, a further challenge was faced in achieving a high-end finish in an existing building full of inconsistences.

Our Solution

Managing the challenge of the building’s location and related access issues required careful pre-planning of all deliveries of materials. The Thornton Partnership team liaised closely with suppliers to explain the circumstances and manage the delivery limitations ahead of time, as well as working with the client to explore possible solutions for any impact on the employees.

Communication was vital at all stages of the project, regarding both the logistical challenges around materials and workforce access, but also maintaining constant and detailed communication with those affected by the works during business hours. Alongside the management of the operational elements, the team also worked hard to support the client’s vision, despite inconsistencies in the building, by maintaining up to date survey information and intense checking against the design upon completion of demolition works.
