THE WORKS
One of several projects carried out for our client Derwent London was a Category A+ Commerical Office Refurbishment. The project involved several different elements including the strip-out of existing finishes to allow for the installation of new finishes throughout including bespoke joinery, as well as the fit-out of new work booths and glazed partitions, to provide a comfortable and flexible workspace for occupants. The client also asked for support with the design and implementation of several communal facilities such as new WCs, and a new reception area that reflected the feel and brand of the premises.
Alongside this, our team were also contracted to install new services throughout including capital plant, and we were also tasked with carefully restoring and enhancing the existing set of stairs within the building to maintain the original features while giving it a refresh in line with the overall theme of the upgrade.
THE CHALLENGE
As with many office refurbishments, one of the main challenges at the Fitzroy Street project was to design and build a ‘ready to go’ clean, flexible, agile working space, in keeping with the building’s architecture and calibre of occupiers in this location. The client was also working to a fairly tight deadline, so a further challenge of this particular project was to deliver an exceptionally high-quality space with bespoke products within a 20 week timeline.
OUR SOLUTION
Our experience delivering this type of product in unique spaces meant we were able to accelerate the design process with our Design Team partners, and allow time for the works to be completed on-site in a timely manner and to a high quality.
THINGS WE LEARNED
One of the exciting parts of this project was the fact that we were responsible for all 7 RIBA stages of the Building Services package and concurrently RIBA stages 3 - 7 of the Architectural elements. This exposure deepened our understanding of the design process in particular, further enhancing the range of expertise we can provide our clients via our in-house team.
